Important: 1. Each adult who will be living in the property, as well as all co-signers, must complete their own application form and pay a $50 application fee. 2. Please note that the application fee is non-refundable. 3. We require both verifiable proof of income and a clear copy of your driver’s license before we can fully process your application. Note: Applications are not handled on a first-come, first-served basis. We start processing once we have received all necessary documents. After processing, the results are forwarded to the homeowner, who makes the final decision. The homeowner can approve or deny applications at their own pace and may choose multiple applicants before deciding who will provide the deposit first. Rainey Realty does not influence this part of the process. By submitting your application, you accept these conditions. application, you are agreeing this process is acceptable to you. Fair Housing We are an equal opportunity housing provider. It is our policy to rent our units in full compliance with the Federal Fair Housing Act and all state and local housing laws. We do not discriminate against any person because of race, color, ethnic background, religion, sex, age, marital or family status, physical disability, or sexual orientation. In compliance w ith all applicable fair-housing laws, we have established restrictions on the total number of persons that may occupy a given rental unit. Our general guidelines allow two persons per bedroom plus one additional person per unit. This is to prevent overcrowding and are in keeping with the limitations of the rental unit and its building systems. If the applicant wishes to exceed our general occupancy guideline then we will review using the U.S. Department of Housing and Urban Development’s guidance. Occupancy will be limited to the persons indicated on the original rental application and lease only unless otherwise agreed in writing. Any proposed additional tenants must complete a rental application and be processed and approved through this same tenant screening process prior to residing in the rental unit. The owner of the individual property makes the final determination on whether or not to approve an application.

Employment Data (all required fields) The total combined monthly gross income of all rental applicants in a given rental unit must be at least three times the monthly rental rate. Only income that can be verified will be considered. We expect rental applications with income to prove a steady work history. We need you to submit proof of last year’s income with either a W2, 1099, end of year pay stub or a tax return. We also need the current years income with a pay stub. Any 1099 income must be verified with a tax return.

Credit Report Info (optional) You must be able to demonstrate fiscal responsibility. If you have any charge-offs, unpaid debts, or pattern of delinquent payments and bounced checks your application may be denied. A full credit check will be performed. It is often beneficial to our owners to know reasons for any credit problems.
If you have ever been convicted of, or plead guilty to, a felony or misdemeanor involving violence, sexual misconduct, or dishonesty… your application may be denied. If you have a history of legal issues that indicate a concern on whether you can/will pay your rent… your application may be denied. You must disclose if you have been involved in any of the following: a) Been convicted or pled guilty to a misdemeanor involving violence, sexual misconduct, or dishonesty; b) Been convicted or found guilty of a felony; c) Been evicted or asked to move out of a rental unit; d) Declared bankruptcy; e) Been sued for damage to a property; f) Been sued for nonpayment. ____ Have a current/recorded lien, garnishment, or judgement against you
Rental History Each rental applicant must be able to demonstrate a pattern of meeting their rental obligations, leaving prior rental properties in good condition, and not having a pattern of complaints from neighbors. We will require satisfactory references from at least two prior landlords. If you have ever been evicted or owe uncollected rent, your application may be denied. If you are a homeowner, we will verify ownership. You do not have to fill this out if another co-applicant already did and you lived with them.
Please fill this out as you would like us to present to the owner and to appear on your lease. Any deviations from what is advertised on raineyrealty.com is considered an attempt to negotiate. Negotiations will be presented along with the full application to the owner of the property. There is no guarantee the owner is willing to negotiate and your application fee is non-refundable for any reason. You do not have to fill this out if another co-applicant already did.

I GIVE MY PERMISSION FOR RAINEY REALTY TO VERIFY AND RELEASE INFORMATION ABOUT MY CREDIT HISTORY, EMPLOYMENT/INCOME, AND ANY FOUND RENTAL HISTORY TO RAINEY REALTY, INC dba RAINEY PROPERTY MANAGEMENT AND THE OWNER OF THE PROPERTY. I ALSO UNDERSTAND AND AGREE THAT THE THE APPLICATION FEE IS NONREFUNDABLE, AND THE OWNER OF THE PROPERTY HAS FINAL DECISION ON APPROVING MY APPLICATION. I ALSO UNDERSTAND AND AGREE THAT IF THE OWNER ACCEPTS MY APPLICATION AND I PAY THE SECURITY DEPOSIT TO TAKE THE PROPERTY OFF THE MARKET THEN THE SECURITY DEPOSIT IS NON-REFUNDABLE ALSO.
Vicious Dog Policy: If a dog is authorized to be on the property, under no circumstances can it be a dog with vicious tendencies or have any history of biting anyone. And, under no circumstance, can a dangerous breed be on the property at any time. Such dangerous breeds shall include but not be limited to: Akita, American Staffordshire Terrier (Pit Bull), American Bull Dog (Pit Bull), Australian Cattle Dog, Beauceron, Bernese Mountain Dog, Black Russian Terrier, Bull Mastiff, Bull Terrier, American Bull Terrier (Pit Bull), Canary Dog, Canary Island Dog, Presa Canario, Cane Corso, Catahoula Leopard Dog, Chinese Shar Pei, Chow , Doberman Pinscher, Doug De Bordeaux, English Bull Terrier (Pit Bull), German Shepherd, Jindo Dog, Neapolitan Mastiff, Pit Bull, Presa Canario, Rhodesian Ridgeback, Rottweiler, Tosa Inu, Wolf, Wolf Hybrid, or a Mixed Breed w ith any dog on this list.)
